Between tenancies there’s often a tight window to get a property clear, clean, and ready for the next occupant. Here’s what that typically involves and how we fit into it.
What gets left behind
When a tenant leaves, the property should be empty. In practice, that doesn’t always happen cleanly. Common things we find and remove:
- Furniture the tenant couldn’t face moving
- Bags of general rubbish in rooms or out in the garden
- White goods or appliances left in the property
- Accumulated items in the shed, garage, or garden
- Builders’ waste from DIY done during the tenancy
Once the tenancy has ended, it usually falls to the landlord to sort what’s been left.
Get the clearance in before the clean
The order of operations matters. Clearing the property before the cleaning team arrives — not after — means the cleaners aren’t working around other people’s furniture, and you won’t need a second clean visit. It also means you can inspect for damage once the rooms are empty.
How we work
We come to the property, load everything that needs to go into the truck, and remove it. The price covers our labour and disposal at a licensed transfer station. We can work around a cleaning team or letting agent visit if timing is tight — just mention it when you book.

Pricing
- Quarter load — from £189. Light leftover rubbish — a few items and bags.
- Half load — from £329. A room’s worth of furniture, or a moderate garden clear.
- Full load — from £449. Larger clearances — multiple rooms, garage, and garden combined.
